The error was:

SEVERE: Error starting static Resources
java.lang.IllegalArgumentException: Document base /opt/zimbra/apache-tomcat-5.5.15/server/webapps/host-manager does not exist or is not a readable directory

Made the references /opt/zimbra/apache-tomcat-5.5.15/work/Catalina/localhost/host-manager & /opt/zimbra/apache-tomcat-5.5.15/work/Catalina/localhost/manager to get up and running. If I remember right we actually didn't rely on the manager or host-manager webapps and removed them in a later release.

Then upgraded to 4.5.11 (5.0.x jump pending)
