I know this thread is kind of old, but I had this problem today as well with one of our users, and we figured out that this issue was due to a problem with a shared calendar. When I removed all the shares, and the shared users "Zimbra" mailbox it seemed to fix the Delta Sync issues. Our user was on an Outlook 2003 client if that helps.
